Condominium Inspections

The purpose of a condo inspection is to advise our clients on the conditions of the personally owned aspects of the unit. Aspects like flooring, walls, ceilings, fixtures, showers & bathtubs, windows and doors. We also look for signs of leakage and functioning ventilation, as well as proper plumbing and electrical wiring of outlets and switches. Within a condo building there are also shared aspects and common areas like hallways, lobbies, and elevators. There is electrical, and plumbing within the shared walls of the building that run between units, normally above and below. These are the responsibility of the Condominium Corporation and are outside the scope of our inspection. However, if noted during the inspection, it shall be documented for discussion with the corporation. Whether the inspection happens to be for pre-listing, pre-purchase, or maintenance, we've got you covered.

Pre-Listing Home Inspections

This type of inspection is gaining popularity and is proving to be an important tool to home sellers. The purpose of a pre-listing home inspection is to provide current homeowners with a more detailed picture of the existing condition of their home prior to beginning the listing process. This will can provide peace of mind prior to a prospective buyers home inspection. Nobody likes surprises. A complete pre-listing assessment of your home will identify any components which require immediate repair or replacement, as well as provide remaining life estimates for major components and identify any safety or performance issues with the home. This inspection report, may also be an important tool to help you price your home. Take the guess work out of the equation.

Pre-Purchase Home Inspections

Your home is one of the largest investments that you will make in your life-time, and as such can be a  stressful, yet rewarding experience. When you find your dream home, let us help reduce your stress surrounding this purchase by inspecting and reporting on the condition of that home before you close the deal. There is nothing worse than being surprised after you move in. Let us take the guess work out of your decision. We will do an inspection of all the major systems in the home, including roofing, exterior, electrical, plumbing, interior, insulation, and of course your heating and air conditioning. We will report on the functionality of each of these major systems, make recommendations regarding their potential need for repair or replacement, estimated timelines for these recommendations, as well as let you know if any of your major systems are approaching the end of the designed service life. We have no doubt that after reading our report that you feel more comfortable knowing where you stand.

New Home Inspections

As a new home purchaser, you have protection offered by Tarion Warranty Corporation - a private corporation established to administer the Ontario New Home Warranties Plan Act (ONHWP). This Act outlines the warranty protection that builders must provide to new home and condominium buyers in Ontario. Tarion licenses home builders in the province and ensures that they abide by this legislation, and that consumers are protected when builders fail to fulfil their warranty obligations. Despite their best efforts, builders and code inspectors do miss things. Although the home is protected by the New Homes Warranty Plan, it falls on the home owner to report any deficiencies. That's where we come in. Dive Deep Home Inspections can do an independent Home inspection that will identify, incomplete work, deficiencies, poor craftsmanship, as well as life safety issues that you can report to your warranty program and have corrected by the builder.
